We handle the repair side so you do not have to be on site. Our licensed and insured technicians work on all major makes and models, carry common parts on stocked trucks and give you a written estimate before any work begins. Same-day service is available in most areas, Monday through Friday from 8 AM to 6 PM, and scheduling is open 24/7.

Give us the tenant's name and number and we will arrange a time with them directly. If a lockbox, key pickup or on-site staff member is involved, tell us when you book and we will plan around it.
Estimates you approve remotely
After diagnosis, we share a written estimate with you before work starts. Nothing is repaired until you, or the person you authorize, says yes, so there are no surprise charges on a unit you never visited.
Photos and notes on request
Ask us for photos of the failed part and the model and serial plate, along with the technician's notes. That gives you a record for your files, for the owner or for a conversation about deposits.

We diagnose on site
A technician meets the tenant or your contact and finds the cause. The diagnostic is $80 for standard appliances such as washers, dryers, refrigerators and dishwashers, and $120 for built-in ovens, double ovens and microwaves, credited toward the repair.
You approve the estimate
You receive the written estimate with the diagnosis. Approve it, ask questions, or decline. If replacement makes more sense, we tell you before you spend anything on parts.
Repair, warranty and invoice
Once approved, we complete the repair with factory-recommended genuine parts, often from stock on the truck. The work carries a 60-day parts and 60-day labor warranty, and you get an invoice for that unit.

Do I need to be at the property for the repair?
No. We coordinate with the tenant or your on-site contact for access. We just need you, or someone you authorize, available to approve the written estimate before work begins.
What does a repair cost?
Diagnosis is $80 for standard appliances and $120 for double ovens, built-in ovens, microwaves and oven-microwave combos, and the fee is credited toward the repair. Repairs start from $180 plus parts for standard appliances and from $250 plus parts for built-in and double ovens. Premium and built-in brands are quoted on site. See the full price list.
Is the work covered by a warranty?
Yes. Every repair carries a 60-day warranty on parts and 60 days on labor. If the repaired part or our work fails in that period, call us and it is covered.
Do you offer net terms or volume pricing?
We do not publish standard terms for property managers. Ask us about billing for multiple properties when you call, and we will tell you what we can arrange. For payment we accept Visa, MasterCard, American Express, Discover, Venmo, Cash App, Zelle and cash.
